In accordance with Hampstead By-Law 1019, smoking or vaping any substance by any means whatsoever is strictly forbidden anywhere on the premises. This includes inside your private condo, on your private balcony and terrace, all common spaces and within 9 meters of the front & garage door.
Fines start at $500 and double with every offence. (ex: 1st=$500, 2nd=$1,000, 3rd=$2,000). Thereafter, ADMINISTRATION will begin court proceedings for said TENANT to be evicted or said OWNER to sell their unit.
Quiet Hours: 10pm to 8am. Tvs & sound systems must be lowered during this time.
Children should be discouraged from playing loudly or screaming indoors
Dogs should never be left to bark excessively.
When a party is scheduled, owners must advise their neighbours.
Minor Disturbance: Please speak directly to your neighbour. Don't call Management.
Major Disturbance: Call Hampstead Security or the Police.
Ongoing issues: Please email the ADMINISTRATION.
Please consider: The building is made of concrete, which is not very effective at stopping structural noise, like footsteps or furniture moving. As such, we kindly ask that you consider laying area rugs or adding felt under chairs.

In accordance with Hampstead By-law # 1001, short-term rentals less than 31 days are strictly forbidden.
If you rent your condo, the following must be provided to ADMINISTRATION at leas 10 DAYS prior to your tenant's move-in date:
Copy of your lease*
Tenant signing of Renter Rules & Obligations
Proof of Renter Insurance
Proof of Tenant Insurance

Pet Policy:
No animals other than domestic pets shall be permitted. Domestic pets shall mean a maximum of 2 caged birds; 2 domestic cats or dogs (or combination thereof).
No dog considered by the ADMINISTRATION, in its sole discretion, to be an “attack dog”, is allowed.
Where any such domestic pet becomes, in the ADMINISTRATION's sole determination, a nuisance and/or causes interference with the use and/or peaceful enjoyment by other owners of their Units and the common elements, the pet owner shall be required to remove such pet(s) upon two weeks’ prior written notice.
Condo fees are due on the first of the month and are payable via automatic withdrawal. To register, please complete this Authorization Form and email it with a VOID cheque to the Administration. Late payments will incur a 12% late-fee.
Special assessments shall be paid by OWNERS as per the schedule prescribed by the ADMINISTRATION. Any delinquency is subject to penalties.
For any unpaid condo fees or assessment fee, The ADMINISTRATION shall register a lien against such OWNER’S property, and all associated costs (ie. interest on unpaid amounts, legal and court fees, etc… ) shall be fully borne by the unit OWNER.
Cheque payment has been phased out. For any concerns, please contact Administration.
When moving in/out or receiving large deliveries you must notify the ADMINISTRATION at least 3 DAYS in advance to reserve an elevator and prevent conflicts.
Moves/deliveries may take place between 8:00 and 20:00. Any damage to the entry door, hallway, elevators or any other areas are the complete responsibility of the OWNER / TENANT.
MOVING FEES:
To avoid damages and minimize inconvenience to the other tenants, the building handyman must supervise the move and will supply one padded elevator with a locking key for loading/unloading.
The OWNER / TENANT must provide a $300 deposit to secure their date & elevator and covers:
SUPERVISON FEE: $100 (for first 5 hours) with $20/hr thereafter.
CLEANING FEE: $100 (only applied if common areas require cleaning)
ELEVATOR KEY: $40 (only applied if key has been lost)
Once the elevator key is returned to the building handyman, supervision times are calculated and all common areas are inspected, the OWNER / TENANT shall receive a statement of charges & any applicable refund.

If you plan to renovate your condo, you must provide the following to the Administration at least 10 DAYS prior to commencement of work:
Copy of Renovation Plans or list of work to be done (including colour & style of replacement windows or balcony doors)*
Copy of Municipal Permit
Renovations start & end date
Name of Contractor & proof of $2 million liability Insurance.
Pay a $500 security deposit**
Renovation rules:
Work hours: Monday to Friday, 8:00-18:00.
OWNERS should advise their neighbours in advance of work to be done
Contractors must enter through the garage with bulky materials, large tools or machinery.
Administration must be advised 48 hours in advance of any water shut-off required.
Only Certified plumbers and electricians are permitted to touch water lines or electrical wiring.
The centrally-monitored smoke alarm in the unit must not be painted and can only be moved or repositioned by Guard-X.
Common floors, carpets, walls & elevators must be protected and cleaned daily.
Small debris that is properly bagged may be thrown into the black garbage bins in the garage.
Large debris must be taken away (it can be stored up to 48 hrs in the designated area in the garage before pick up).
*Renovations that affect the exterior of the building must maintain the look of the whole building and conform to municipal regulations.
**Security deposit covers:
SETUP FEE: $60 (installation & removal of elevator padding)
CLEANING FEE: $300 (only applied if common areas require cleaning)
ELEVATOR KEY: $40 (only applied if key has been lost)

Parking is only permitted in your allocated spot. If your unit does not have one, you must park outside.
Cars and motorcycles should never be left running in the garage.
Cars should be kept locked at all times.
The use of car horns should be avoided and only used as an emergency safety measure.
Due to fire regulations:
Oil changes are strictly forbidden in the garage.
Tires may not be stored in the garage or in private lockers.
The OWNER of each unit is responsible for the operation, maintenance and repair or replacement of the parts that are exclusive to his/her individual unit, including appliances, toilets, faucets, sinks, electrical circuits, lighting fixtures, supplemental heating and air-conditioning, doors & windows.
The OWNER must NOT pour any oil products (salad dressing, bacon fat, etc) down the sink. Spill excess into the garbage and wipe all oily dishes/pans with paper towel before putting it into the dishwasher. Oil can coagulate and block the pipes, affecting every unit in the line. If a plumber is called for this reason, each unit in that line will incur the repair costs.
The Administration is responsible for the operation of the Common Areas of the building which are shared among the co-owners, as well as the central heating and air-conditioning systems, including the distribution to the units.
The OWNER is responsible for any expense the SYNDICATE incurs as a result of false alarms. The centrally-monitored smoke alarm in individual units are checked annually and replaced at the OWNER’S expense.
Each unit must also contain a separate battery-powered some detector/fire alarm which must be maintained by the OWNER.

An owner must not permit any pet to soil or damage the common elements in any way and any pet excrement must immediately be cleaned up by the owner. The Owner of any pet causing damage shall be liable for any clean up, removal of waste or repair costs incurred by the ADMINISTRATION.
Where any such domestic pet becomes, in the ADMINISTRATION’s sole determination, a nuisance and/or causes interference with the use and/or peaceful enjoyment by other owners of their Units and the common elements, the owner shall be required to remove such pet(s) upon two weeks’ prior written notice.
No antenna, aerial, tower, satellite dish, awnings or shades shall be erected on or fastened to the exterior of a unit, on the roof or a balcony without the prior approval of the ADMINISTRATION. If this rule is contravened, the ADMINISTRATION will remove the item, and the co-owner will be charged.
Balconies may not be used for the storage of bicycles, drying racks for clothing, mops, construction items, etc.
No sheets, blankets, aluminum foil, advertising material or the like are allowed for use as window coverings or displayed in windows.
Only gas barbecues are permitted on the balconies as per Hampstead by-laws and must be one meter away from any entry or wall. Charcoal barbecues are not allowed.
It is forbidden to put advertising or real estate signs in windows, on balconies or in common areas without the consent of the ADMINISTRATION. Signage is allowed for “Open Houses” only from the Thursday to the Sunday of the event on the Holtham side. Signs posted at other times will be removed by the ADMINISTRATION.
Small garbage bags may be thrown down the chute. Large bags must be placed inside the black bins in the garage.
Recycling must be placed in the blue bins in the garage. Large boxes must be flattened before they are put into the bins.
BULKY ITEMS
Per By-law 705, the Town of Hampstead offers a special pick-up service for bulky items (such as fridges, furniture, electronic equipment, household appliances, etc.)
Bulky items may also be dropped at your closest Écocentre located at 6925 Côte-des-Neiges, between Bedford & Jean-Talon.
Each OWNER is requested to leave a duplicate set of keys with the ADMINISTRATION in order to make emergency repairs that are necessary to prevent damage to the common elements or to any other unit. If keys are left with a neighbour or anyone other than the ADMINISTRATION, such information must be provided so that the said person can be notified in case of an emergency.
Should keys not be left and/or unattainable from the alternate source and force entry is required by emergency, all liability associated with such force entry rests with the OWNER.
RESIDENTS are asked to allow access to their unit in the event that such access is required to perform necessary repairs to the common areas accessible only via such unit.
*Handling fee: To cover additional time spent by the Board to deal with infractions or personal correspondence. Calls, texts & emails will be billed at $50/hr minimum.
